This year, Invego forecasts its biggest growth in the residential real estate segment in Latvia.

According to Invego CEO Kristjan-Thor Vähi, Estonia’s real estate market gradually revived over the past year, as confirmed by a 30% increase in the number of sales agreements signed in 2024 compared to the previous year. “These figures give us reason to expect sales growth this year,” said Vähi, expressing optimism for 2025.

The company expects a major breakthrough this year in neighboring Latvia, where, as recently as last year, the number of transactions was more than three times lower than in Estonia. “Early-year figures suggest that Invego is likely to sell more homes in Latvia than in Estonia this year,” commented Kristjan-Thor Vähi, adding that Invego has already launched six large-scale residential projects in Riga and its surrounding areas.

Last year, Invego sold and handed over 108 apartments and townhomes to new owners in the Luccaranna, Tiskreoja, and Uus-Järveküla residential areas. “The team did an excellent job. We consider this a very solid result, especially since it was the first year in which sales figures were not boosted by contracts signed during the boom period,” explained Vähi, adding that the company’s success has come from focusing on developing complete living environments. “People are increasingly valuing what surrounds their homes—nature, landscaping, playgrounds, and areas for movement and relaxation,” he said.

In the commercial real estate segment, Invego completed the €74.5 million Krulli Park business quarter by the end of 2024. It offers a total of 35,000 square meters of leasable space. The anchor tenant, Wise’s Estonian headquarters, has already moved in, and the official opening of the quarter is scheduled for early summer 2025. Additionally, a new €5 million office building will be completed in Tallinn’s Telliskivi district in the fall of 2025.

In the summer of 2024, Invego launched pre-sales for its first Southern Portugal development project—Silves Hills, a villa district. “We were somewhat surprised by the strong interest from Estonians in Portuguese villas. To date, over twenty villas already have owners,” confirmed Vähi, adding that the international public sale of the 154-villa district began only a few months ago. Construction is set to begin this fall, and the first villas will be completed in 2027.

Among real estate developers in Tallinn and its surrounding areas, Invego ranks second in terms of new homes sold over the past five years, with 900 homes. Its largest developments to date include the completed Vana-Peetri, Tiskreoja, and Tabasalu Kodu, as well as the ongoing Luccaranna, Uus-Järveküla, and Keila Pargikodud residential areas. The company has also developed more than 50,000 m² of commercial space.

In Latvia’s capital Riga, Invego is developing residential areas such as Vitolu Parks, Parka Kvartals, Skanstes Rezidences, and Miera.
