In Estonia\u2019s largest residential district made up exclusively of terraced and semi-detached houses, over 80% of the 165 homes in Uus-J\u00e4rvek\u00fcla<\/a> have already found owners. Invego\u2019s development project, with a total investment of over 40 million euros, is scheduled to be fully completed in the first half of 2026.<\/strong><\/p>\n\n\n\n

According to Kristjan-Thor V\u00e4hi, CEO of Invego, the Uus-J\u00e4rvek\u00fcla terraced housing development has seen consistently strong sales over the past three years. \u201cIt\u2019s a well-known truth that there\u2019s always a right time to buy a home. For a family with several children, it\u2019s hard to imagine a better living environment than the terraced houses in Uus-J\u00e4rvek\u00fcla and the surrounding area,\u201d V\u00e4hi explains, emphasizing that the developer has so far managed to keep the price level of terraced homes comparable to that of larger family apartments.<\/p>\n\n\n\n

Markus K\u00fclaviir, Head of Sales at Invego, adds that the best sales month so far in Uus-J\u00e4rvek\u00fcla was December, when 11 homes were sold, but the following months have also remained eventful. \u201cToday, a lot of the groundwork is already being done by those who are living in their new homes and inviting their friends to become neighbors. Now that the finish line is in sight, we may also see the emergence of a FOMO effect,\u201d says K\u00fclaviir, adding that the upcoming VAT increase this summer is also likely to speed up home purchase decisions.<\/p>\n\n\n\n

The final construction phase of Uus-J\u00e4rvek\u00fcla began in March, and the entire residential area will be completed in the first half of next year. All homes in Uus-J\u00e4rvek\u00fcla meet A-class energy efficiency standards, are built with high-quality materials, and come with a five-year construction warranty\u2014giving new owners peace of mind and the opportunity to settle comfortably into their new homes.<\/p>\n\n\n\n

In total, 165 terraced and semi-detached homes are being built in Uus-J\u00e4rvek\u00fcla for families who want to live close to nature, near the city, and who value privacy and a natural environment\u2014something apartment living doesn’t typically offer. Shops, schools, and kindergartens are conveniently nearby, and the area is well-connected to the city via both public transport and car.<\/p>\n\n\n\n

The Uus-J\u00e4rvek\u00fcla residential area is being developed by Invego, with EfTEN Capital\u2019s EfTEN United Property Fund as the financial partner.
